Client Oakmayne acquired a 1.25 acre site wedged between the Elephant and Castle mainline railway station and the Heygate Estate, which is in course of redevelopment under Southwarks masterplan for regeneration of the area.
PKS radically transformed the scheme from the outline masterplan proposal of a mid rise courtyard block into a group of three towers ranging from 15 to 24 storeys, providing 243 student rooms and 312 apartments over a 50,000 sq ft commercial plinth including multiscreen cinema with retail space and restaurants overlooking a new market square.
Each tower has a distinct architectural treatment based on use and relationship with the surroundings. Each tower rises directly from the ground embracing the commercial plinth at the centre with shared roof gardens above.
Planning consent for the scheme was secured in 2008. The project was substantially revised by the executive architects and is now in construction.
